The Opportunity
Conger & Smith / Owen Title Company is seeking a Georgia-licensed attorney to step into a leadership role overseeing our Georgia title and real-estate operations, based primarily in Bainbridge, Georgia.
This is not a traditional associate position. We are looking for a lawyer who wants meaningful responsibility, client-facing work, and the opportunity to help shape and lead a growing title and real-estate platform serving South Georgia and North Florida.
The attorney in this role will take over the bulk of our in-office Georgia real-estate and title work, working closely with firm leadership and collaborating across our Georgia and Florida offices.

Role & Responsibilities
The attorney in this role will:
- Lead day-to-day Georgia title and real-estate operations
- Handle residential and commercial real-estate transactions from contract through closing
- Review and clear title, resolve title issues, and manage underwriting requirements
- Serve as a primary attorney contact for clients, lenders, realtors, and underwriters
- Work closely with title staff and operations personnel to ensure smooth closings
- Collaborate with firm leadership on workflow, process improvement, and growth
- Optionally maintain or develop complementary transactional work (e.g., business, estate, or tax-adjacent matters) where appropriate
Training and support will be provided for attorneys transitioning from a firm-based real-estate practice into a more title-centric leadership role.
Who We’re Looking For
- Active Georgia law license (required)
- 4+ years of experience in real-estate transactions, title work, or related transactional practice
- Comfortable managing matters independently and interacting directly with clients
- Strong judgment, organizational skills, and attention to detail
- Interest in leadership, ownership mindset, and long-term growth
- Experience with title operations is a plus, but not required
- Florida licensure is a plus but not required

Title Examiner / Real Estate Abstractor (Full-Time) – Southwest Georgia
Location: Bainbridge, GA (Primary) | Travel throughout Southwest Georgia

Position Overview
We are seeking a reliable and detail-oriented Title Examiner / Real Estate Abstractor to join our growing Georgia operations. This position focuses primarily on in-person courthouse research in Decatur County and surrounding Southwest Georgia counties.
The ideal candidate is organized, self-directed, and comfortable working independently in courthouse environments. Prior abstracting or title experience is preferred but not required—we are willing to train the right candidate.
Key Responsibilities
- Conduct in-person title and land record searches at county courthouses
- Examine deeds, mortgages, liens, judgments, plats, and related records
- Prepare accurate and complete title abstracts and search reports
- Travel to courthouses throughout Southwest Georgia as needed
- Maintain organized digital and physical records
- Communicate findings clearly with attorneys and closing staff
- Meet deadlines in a high-volume, detail-driven environment
Qualifications
- Must live within reasonable commuting distance of Bainbridge, GA
- Ability and willingness to travel throughout Southwest Georgia
- Strong attention to detail and accuracy
- Comfortable working independently
- Basic computer and document-management skills
- Reliable transportation and valid driver’s license
- Prior abstracting, title, legal, or courthouse experience is a plus, but not required
Preferred (Not Required)
- Previous experience in title searching or real estate law
- Familiarity with Georgia land records
- Paralegal or legal support background
Compensation & Benefits
- Salary Range: $40,000 – $55,000 annually, depending on experience

- Bank and trust account reconciliations
